Thinking About Relocating to Vancouver Island?

I know because I made the move myself.

Originally from Alberta, I relocated to British Columbia many years ago. Like many of my clients, I was drawn by the lifestyle, natural beauty, and opportunity to spend more time outdoors. Since then, I've helped buyers relocate from Calgary, Edmonton, Red Deer, Lethbridge, and communities throughout Alberta to Vancouver Island.

The move itself is usually straightforward. The bigger questions are often:

  • Which community is the right fit?
  • How different is the climate really?
  • What type of property best suits my goals?
  • What should I know about Island living before I buy?
  • How do I coordinate the sale of my Alberta home with a purchase on Vancouver Island?

Those are the conversations I help buyers navigate every day.

Why move

Why Alberta Buyers Choose Vancouver Island

Every buyer has their own reasons for relocating, but several themes come up consistently.

A Milder Climate

Vancouver Island offers some of the mildest weather in Canada. Snow is uncommon at sea level, spring arrives earlier, and outdoor activities continue throughout much of the year. While Alberta enjoys more sunshine overall, many buyers appreciate trading long winters and extreme temperature swings for a more moderate coastal climate.

A Lifestyle Built Around the Outdoors

One of the biggest differences is how easily nature becomes part of everyday life. Instead of planning weekend trips to the mountains or lakes, many residents find themselves enjoying walking on the beach year-round, hiking local trails, golfing through much of the winter, kayaking and paddleboarding, boating and fishing, and exploring parks and coastal communities.

A Different Pace of Life

Many Alberta buyers are looking for a lifestyle that feels a little more balanced. The appeal is often found in smaller communities, shorter drives, easy access to recreation, and the ability to enjoy everyday activities without the traffic and pace that can come with larger urban centres.

From experience

What I Wish I Had Known Before Moving from Alberta

Looking back, there are a few things I wish I had understood before making the move.

Every Community Feels Different

Mid-Vancouver Island is not one uniform market. Nanoose Bay, Parksville, French Creek, Qualicum Beach, Lantzville, Bowser, Deep Bay, Errington, Coombs, and Hilliers offer different combinations of services, privacy, recreation, housing, and pace of life. Choosing the right community is often more important than choosing the right house first.

The Rain Was Less of an Adjustment Than Expected

Most Albertans focus on the rain before they move. What surprised me was how quickly the weather became part of everyday life. The east-central Island communities generally experience a milder and comparatively drier climate than many coastal areas of British Columbia.

Off-Island Travel Requires Planning

Living on Vancouver Island means allowing time for ferry or air travel when heading to the mainland. Reservations, travel time, and transportation costs are worth considering if work, family, or medical needs will take you off-Island frequently.

Plan for British Columbia Purchase and Ownership Costs

British Columbia's Property Transfer Tax can make closing costs higher than many Alberta buyers expect. Ongoing expenses such as municipal or regional property taxes, utilities, and available homeowner grants also vary by property and community. Review the Vancouver Island Cost of Living Guide and Property Taxes Guide when planning your total budget.

Where to focus your search

Why Alberta Buyers Choose Mid-Vancouver Island

Mid-Vancouver Island offers a practical balance of coastal living, smaller communities, recreation, healthcare, shopping, and transportation connections. Buyers can choose a walkable town, a golf or marina community, a rural acreage, or a quieter coastal setting without leaving Denise's core service area.

The right location depends on how you want to live day to day. Access to services, beach or trail proximity, property maintenance, privacy, and travel time often matter more than a community name alone.

What Alberta Buyers Often Ask

The best time to ask these questions is before you choose a property or plan a scouting trip.

How early should I begin planning a move from Alberta?
Six to twelve months gives you time to compare communities, review financing, plan a scouting trip, and coordinate your Alberta sale. Starting earlier is useful even when your move is one or two years away because it helps you understand prices and narrow your preferred locations without pressure.
Should I sell my Alberta home before buying on Vancouver Island?
That depends on your financing, risk tolerance, and the conditions in both markets. Some buyers need the Alberta sale proceeds to complete their Island purchase, while others can buy first. Denise can help you map the sequence with your existing Alberta REALTOR®, lender, and legal professionals. If you do not already have an Alberta REALTOR®, she can refer you to a trusted professional and coordinate the timing between both transactions.
Can I buy a Vancouver Island home without travelling for every viewing?
Yes. Denise can provide detailed virtual tours, neighbourhood context, property observations, and follow-up video when needed. Many relocating buyers use virtual viewings to shortlist homes, then travel for final decisions or complete a purchase remotely when the property and circumstances are right.
How do I choose between Nanoose Bay, Parksville, Qualicum Beach, and the surrounding communities?
Start with the lifestyle and practical factors that will shape your week: access to shopping and healthcare, walkability, privacy, golf or marina access, rural property maintenance, travel time, and preferred housing type. A relocation consultation helps narrow the search to two or three communities before you book a scouting trip.
What additional buying costs should I expect in British Columbia?
Your budget should account for the purchase price, Property Transfer Tax when applicable, legal or notary fees, inspections, insurance, moving costs, and any immediate property work. GST may apply to certain properties. Denise will help you identify the questions to take to your accountant, lawyer or notary, lender, and insurer.
Can I use my Alberta mortgage broker?
Often yes, provided the broker is able to arrange financing for a British Columbia property. Waterfront, acreage, strata, well, septic, and other property-specific features can affect lending or insurance, so it is worth confirming the details before you begin viewing homes.
Does it rain all the time on Mid-Vancouver Island?
No. Rainfall varies across Vancouver Island, and the east-central Island communities generally experience a milder and comparatively drier climate than many coastal areas. Winters are wetter than Alberta, but extreme cold and prolonged snow are less common near sea level.
How should I plan a Vancouver Island scouting trip?
A useful scouting trip combines community tours with a focused selection of homes. Denise will help you narrow the area first, organize an efficient route, and leave enough time to experience the services, neighbourhoods, and daily travel patterns that cannot be judged from listings alone.
Your plan

How to Plan Your Move

The buyers who experience the smoothest transition usually begin planning several months before they intend to purchase.

A typical process includes:

  1. Initial relocation consultation
  2. Community research and home search setup
  3. Scouting trip to Vancouver Island
  4. Financing review
  5. Property tours, both virtual and in person
  6. Purchase and due diligence
  7. Coordinating the Alberta sale and Island purchase
  8. Closing and moving

Whether your timeline is six months, two years, or still undecided, having a plan makes the process significantly easier.

Before visiting, many buyers find it helpful to review the community guides and narrow their search to two or three areas that best match their goals.
